How often should I have my gutters cleaned in the Pacific Northwest?
With heavy tree cover common across King and Snohomish counties, we generally recommend at least once a year, often in fall after most leaves have dropped. Properties with a lot of overhanging trees may need it twice a year.
How is roof maintenance different from roof cleaning?
Roof cleaning removes moss, algae, and debris from the roof surface. Maintenance is broader: it includes cleaning, but also checking flashing, vents, gutters, and general condition so small issues get caught early. If all you need is moss removed, cleaning alone may be enough. If you want a fuller check of how the roof is holding up, maintenance is the better fit.
What happens if you find a problem during a maintenance visit?
We'll point it out, show you photos, and explain what it is and how urgent it is. Some issues are minor enough to note and monitor; others are worth scheduling a repair for. Either way, we're not going to pressure you into work the roof doesn't need during a routine maintenance visit.
Can regular roof maintenance help my roof last longer?
Keeping moss, debris, and clogged gutters under control reduces the moisture and weight problems that shorten a roof's life, especially in Western Washington's wet climate. Maintenance won't extend a roof past its material lifespan, but it can help you avoid the kind of preventable damage that leads to an earlier repair or replacement than necessary.
Does roof maintenance include a full inspection?
A maintenance visit includes a general look at the roof's condition while we clean and clear debris, but it isn't the same as a dedicated inspection. If you specifically need documentation of the roof's condition, such as before buying a home or filing an insurance claim, book an inspection instead of or in addition to maintenance.
Will pressure washing damage my roof or void the warranty?
Standard high-pressure washing can strip the protective granules off asphalt shingles, which shortens their lifespan and can affect manufacturer warranty coverage. We use low-pressure treatment methods for moss and algae removal instead, specifically to avoid that kind of damage.
